Tenant improvement electrical FAQ
What to send us first
A floor plan or the architect’s electrical sheets, the landlord’s work rules, and your target opening date. With those we can give you a realistic scope and schedule.
Typical build-out electrical scope
Every space is different, but most tenant improvements include some mix of these.
Demo and layout
Remove what the last tenant left and lay out circuits for your floor plan.
Power for equipment
Dedicated circuits sized to the spec sheets for your counters, kitchen, or shop equipment.
Lighting and controls
Fixtures, switching and occupancy controls that suit the space and pass inspection.
Do we need plans?
Larger spaces and anything that changes the panel or service usually need drawn plans for the permit. Smaller refreshes sometimes do not. We tell you which applies.
Can work happen while the neighbors are open?
Yes. We plan noisy work and power shutdowns around the building’s rules and the neighboring tenants’ hours.
From empty shell to open for business
A tenant improvement usually starts with taking out what the last tenant left: old circuits, fixtures, and outlets that do not fit the new layout. Then we rough in new circuits for workstations, counters, equipment, and lighting before the walls close.
After rough inspection, the drywall goes up and we come back to set devices, hang fixtures, label the panel, and test. A final inspection signs off the electrical scope so you can get your certificate of occupancy from the building department.
We serve Kern County from Bakersfield—including Rosedale, Lamont, Arvin, Shafter. See all service areas.
Decisions we help you make early
Equipment list
Restaurants, salons, gyms and clinics often have equipment with specific circuit needs. Getting spec sheets early avoids rework.
Lighting layout
We help pick fixtures and controls that suit the space and meet the energy code requirements for commercial lighting.
Panel capacity
If the suite’s panel is small or full, we look at whether it can be expanded or needs a larger feed.

We quote the electrical scope in writing and call out anything that depends on the landlord, the utility, or other trades.

Tenant improvement electrical FAQ
Tenant improvement questions
Do you work from the architect’s electrical plans?
Yes. We price and build from the stamped plans when there are some. If the space is simple and there are no plans, we can help lay out circuits, lighting and outlets with you and the landlord.
Who pulls the permit for a tenant improvement?
We pull the electrical permit for our scope and schedule the electrical inspections. If a general contractor is running the project, we coordinate with their permit and inspection schedule.
Can you work in a shopping center or office building with rules from the landlord?
Yes. We follow the building’s work hours, insurance requirements, and shutdown procedures, and we can provide our license and insurance documents up front.
Our space needs more power. Is that part of the build-out?
It can be. We review the existing tenant panel and service feeding it. If it cannot carry the new equipment, we explain the options before anything is ordered.
Can you finish in time for our opening date?
Tell us the date early. We build a schedule around rough-in, inspection, and trim, and we tell you right away if anything puts the date at risk.
Do you handle demo of the old tenant’s wiring?
Yes. We safely remove abandoned circuits and fixtures back to the panel so they are not left in the ceiling or walls.
